Caulking, Sealing and Waterproofing

Caulking, sealing and waterproofing means closing the gaps and joints that let water in behind a house, and Sharp's Painting does it on homes in Huntington Beach and coastal Orange County. Robert Sharp seals trim edges, window and door frames, siding seams, and stucco cracks. Old dried caulk gets cut out rather than covered over, because a fresh bead laid on top of a failed joint never bonds and it hides water that is still getting past. Sealing happens during prep, after pressure washing, scraping, sanding, and replacing rotted wood and fascia, so the caulk beds into clean surfaces ahead of primer and the sprayed and back rolled finish.

Salt air, sun, and the overnight marine layer keep working those joints. Robert is a licensed C-33 painting contractor, license 1048840, bonded and insured, with 27 years in the trade. He runs his own crew, no subcontractors, and stays on site. Estimates are free and you owe nothing until the job is done and you are satisfied.

Key Benefits

Water stays out of the walls because the gaps, joints, and penetrations that let it in get sealed the right way
Caulking goes on before paint, so every joint is clean and prepped and the finish lasts through coastal weather
Stucco cracks and open seams get patched and sealed before they turn into water damage inside the wall
Robert handles the sealing work himself on site, and you pay nothing until it is done and you approve it

Our Process

1

Walk the home and find every gap

Robert goes around the outside with you and marks the trim edges, window and door frames, siding seams, stucco cracks, and roof penetrations where water can get in.

2

Clean and prep the joints

Old failed caulk gets cut out, loose material is scraped back, and the surfaces are pressure washed so the new sealant bonds to clean stucco and wood instead of grime.

3

Seal, caulk, and prime

Fresh caulk is packed into each joint and crack, wall penetrations are sealed, and bare spots are primed so the paint has a tight sealed surface to grip.

4

Check it before paint

Robert goes back over every sealed joint to make sure nothing was missed, then the paint goes on and you look it over before the job is called finished.
